Guests book direct, you keep the commission
A reservation system lets guests lock in a period themselves: an arrival and a departure date. On your own website they see which nights are still free, pick their dates and pay right away or leave a deposit. No more email exchanges, and no diary you update by hand.
The difference with only being on platforms is what you keep. On Airbnb or Booking.com you pay commission on every booking; if that same guest books directly with you, you keep that amount. You stay on those platforms as well: through an iCal link bookings flow both ways, so a night is never sold twice.
Minimum stay and changeover days
Set per period how many nights someone books at least. A week in high season, two nights outside it, with fixed changeover days if you use them.
Deposits and security
Let guests pay part up front and the rest later. A security deposit, cleaning, linen and tourist tax go into the same booking.
